Patrick Allen & Associates Ltd offers a full suite of architectural services ranging from initial feasibility studies and development of the brief through to administrating your building contract and overseeing the works on site.

Preliminary Advice

If you have a project that you would like to discuss with us we can arrange to meet with you on site for a free consultation meeting. This meeting will allow us to establish the scope of your project and discuss your ideas in greater detail. It will also allow us to identify any potential opportunities and highlight any possible constraints that might require further consideration. From here we can then advise you of the best course of action for your project as well as providing you with a clearly laid out fee proposal, advise on timescales and any associated costs involved.

 

Concept & Feasibility

Depending on your project type we will undertake a survey of the existing building and/or organise a topographical survey of your site. Having developed the project brief, we will start to produce initial concept proposals for discussion with yourselves as well as early consultation with the local authority planning department.

 

Planning Submission

Once we have worked up the final design proposals we then produce detailed planning drawings for submission to the local authority, along with the application form and supporting documentation. Depending upon your project type and scale there may be a requirement for several additional reports to accompany the application such as land contamination reports, ecology and biodiversity reports, arboricultural reports or heritage assessments etc. We can act as lead agent and assist in overseeing the commissioning of any reports required for your project. We then monitor your application throughout the planning process and keep you informed of its progress as well as informing you of any variations that may be required for a successful determination.

 

Building Regulations

Having successfully gained planning permission we can then move on to producing detailed drawings including construction notes and specifications for the construction of your project. These drawings will need to be submitted to an approved building inspector in order to demonstrate the projects compliance with the relevant building regulations. Most projects will also require the involvement of other consultants and services such as structural engineers, mechanical & electrical consultants, drainage / civil engineers and quantity surveyors. Again, we can act as lead agent for your project, co-ordinating the work of the additional consultants if required.

 

Construction

Having successfully gained the required statutory approvals it is time to consider the best way for you to realise your project on site. As a practice we can offer a range of services at this stage, tailored to both the project and your individual requirements. We can help advise you on possible procurement routes, and if required, we can prepare all the necessary information and oversee the tender process, working alongside quantity surveyors and other design consultants. In addition, we can also oversee the construction and delivery of all projects on site, offering a full building contract administration service.
